Slate Blue Capital was born long before it had a name.

Its roots trace back to a family that lived and worked in real estate every day. Alexandra Pohl grew up alongside her parents, her sister, and her brother on job sites - spending evenings and weekends learning by doing. As a child, she did not yet appreciate those long days of demolition, tiling, drywall, and cabinetry. In hindsight, those experiences became formative. They created a deep, almost instinctive understanding of how spaces are built, how value is created in tangible assets, and, most importantly, how time spent working side by side can strengthen families and communities.

Alexandra's path then moved from job sites into the classroom and the boardroom. She completed her undergraduate degree and MBA, built a career in the private sector, and later stepped into public service, where she managed multiple multi-million-dollar funded programs and navigated complex regulatory and stakeholder environments. That combination of hands-on, ground-up real estate experience and institutional capital stewardship gave her a rare dual perspective - one that informs every investment decision Slate Blue Capital makes today: how capital decisions show up not only in models and reports, but also in buildings, neighborhoods, and people's lives.

After her most recent deployment, Alexandra returned home and found herself in an in-between moment - successful on paper, but searching for renewed purpose. That spark reemerged in a deeply personal way: renovating her own house, turning it into a true home and place of peace. As she made design choices, solved construction problems, and brought a vision to life again, she realized how much she had missed that blend of imagination and execution. Conversations with her brother crystallized the insight: the same energy that transformed a single home could be applied at institutional scale to communities, operators, and assets that deserved better capital, better stewardship, and better outcomes.

This realization coincided with a sharper awareness of what was happening in the markets around her - rising pressures on housing affordability, uneven access to quality spaces, friends and family struggling to find stability in real estate markets that seemed flush with capital yet short on alignment. It became clear that communities, founders, operators, and families were often being asked to fit into financial structures that were not designed for their realities or long-term interests. The conviction emerged: we deserve better, and we can build it.

Slate Blue Capital was founded on that conviction.

The institutional real assets market underserves the communities and operators that need disciplined capital most. Too often, income-producing properties and essential infrastructure encounter rigid covenant structures, compressed hold periods, and passive oversight - resulting in capital misalignment, deferred maintenance, and chronic underinvestment at precisely the stages where strategic, hands-on asset management drives the greatest returns.

Slate Blue was built to close that gap. Led by Founder and CEO Alexandra Pohl - a career operator and investor whose background spans real estate, private sector leadership, and public service - the firm brings a performance-driven, execution-focused mindset to every partnership. Drawing on experience growing up in a real estate family, navigating complex regulatory environments, and leading multiple multi-million-dollar funded projects, Alexandra shaped Slate Blue Capital to operate with the discipline of an institution and the agility of an owner.

The firm's flagship vehicle, Slate Blue Capital Real Assets and Credit Fund I, L.P., targets $500 million in limited partner commitments through a hybrid mandate that invests in income-producing real estate and essential infrastructure, complemented by hard-asset-backed private credit and a constrained allocation to listed real-asset securities and short-duration credit. The mandate is designed to combine stable cash flow and capital preservation with selective value-add and special-situation opportunities, delivering a balanced mix of current income and long-term total return.

Slate Blue integrates deep sector specialization across real estate and infrastructure sub-markets with proprietary deal origination, a disciplined private credit underwriting desk, and an operator-led value creation model - all within a single, institutionally governed platform. Capital is structured to align with each asset's growth stage, cash-flow dynamics, and risk profile, while dedicated operating partners and asset managers work alongside property management teams and infrastructure operators from day one to execute a disciplined transformation playbook focused on NOI optimization, lease-up execution, and long-term asset value creation.
