What is the typical timeline from initial discussion to close?

 

60-120 days from LOI to close depending on due diligence complexity, environmental findings, and financing requirements. We move efficiently with dedicated deal teams and established legal and environmental advisor relationships.

 

How active is Slate Blue’s involvement post-closing?

 

Very active. Asset management professionals are engaged monthly at minimum with real-time KPI monitoring, quarterly strategic reviews, and continuous capital improvement oversight. We are hands-on partners throughout the hold period.

 

How do you approach exit?

 

Target hold period is 4-7 years depending on asset type. Multiple exit pathways including asset sales, portfolio sales, recapitalizations, refinancings, and public market exits including REIT conversions. Timing is driven by value creation achievement, market conditions, and LP return optimization - not arbitrary deadlines.
